The Barns

We have two self-catering barns available. Holly Barn is a 2-bedroom first-floor apartment with a twin room, a double room, a fully equipped kitchen, sitting room, and bathroom — sleeping up to 4 guests. Cornflower Barn is another 2-bedroom option with a double room, a twin room, a spacious reception area, a bathroom with walk-in shower, and countryside views.

Both barns are furnished to a comfortable standard with everything you need for a short break or a longer stay. Bed linen and towels are provided. The kitchens are fully equipped for self-catering.

The Location

Lingwood sits in the Broadland district of Norfolk, roughly 8 miles east of Norwich city centre. The village is on the Wherry Line, so you can reach Norwich by train in about 15 minutes from Lingwood station (under a mile from the property). The A47 connects you to Great Yarmouth in around 25 minutes.

The Norfolk Broads begin just a few miles from the door. Brundall marina, where you can hire day boats, is under 3 miles away. RSPB Strumpshaw Fen is about 10 minutes by car.

What is Included

Free WiFi throughout the property, free private parking, access to the garden and outdoor furniture, and use of the communal seasonal hot tub (available April to October). Dogs are welcome at £7.50 per night per dog. Express check-in and check-out is available.

The barns work well for couples wanting a quiet countryside break, small families visiting the Broads or Norwich, groups of friends looking for a Norfolk base, and business travellers who prefer more space than a hotel room. The self-catering setup means you can eat when you like, cook what you like, and come and go without worrying about restaurant times or hotel schedules.

For visitors who prefer not to self-cater, The Kings Head pub in Lingwood is under a mile away, and Norwich has a strong restaurant scene a short drive or train ride away.
