Where to Stay Near the Norfolk Broads

Planning a Broads holiday? Compare areas and accommodation types near the Norfolk Broads — from riverside villages to countryside guest houses.

Norfolk countryside near the Broads

The Norfolk Broads covers a large area and accommodation options vary hugely depending on where you base yourself. Here is a practical guide to choosing the right location for your Broads trip.

Southern Broads (River Yare)

The Yare runs through the southern Broads, passing villages like Brundall, Reedham, and Acle. This area is quieter than the northern Broads, with good boat hire options and excellent birdwatching at Strumpshaw Fen. Lingwood sits on the edge of this area, making Church Farm Barns a natural base for the southern Broads. Norwich is easily accessible from here.

Northern Broads (River Bure)

Wroxham and Hoveton are the main hubs for the northern Broads. This area has more boat hire operators, more tourist infrastructure, and is busier in summer. It is further from Norwich but closer to the north Norfolk coast.

Types of Broads Accommodation

Options include riverside cottages, boatyard lodges, holiday parks, guest houses, and self-catering barns. Riverside properties are atmospheric but often expensive and book up far in advance. Guest houses and barn conversions like Church Farm Barns offer better value and more flexibility.

What We Offer

Church Farm Barns is not on the water, but we are 3 miles from Brundall marina and the River Yare. The trade-off is lower prices, more space, free parking, and a quiet countryside setting. You can be on a boat within 10 minutes of leaving the door.
